Water, Water Everywhere

Waterscapes are the central theme of this new Johnson County subdivision.

Developers Saul Ellis and Mark Simpson have a long history of creating successful golf course-focused communities in southern Johnson County, most notably Hallbrook Farms, The Estates of Iron Horse, The Links at LionsGate and Deere Creek Park. But their newest project, WatersEdge, is a departure from the norm, according to Mark. “Water is the central feature in this development, including four waterfalls and streams leading to five ponds,” he says.

Adding to the tranquility of WatersEdge will be a stocked fishing lake, boat dock, walking and bike trails, and when the neighborhood is 50-percent complete, a mini-complex will be built east of the main lake featuring a sand volleyball court and a zero-entry pool with giant slide. “Nine bronze geese will fly from one of the ponds, scheduled to be installed by early July,” Mark says. These sculptures are one of the many extra details typical in an Ellis-Simpson development.

Community manager Larry Borcherding says the development has 48 lots available in the first phase and will have 242 homes total, most likely developed in five to six phases. “There is a good variety of lots available, from walk-out to daylight to more flat grade, with a large percentage of the lots offering water views,” Larry adds. “Each will support a three-car garage. We also have lots that will accommodate a reverse one-and-a-half story, popular among empty nesters. We are very excited about this community and feel it will appeal to a diverse group of people, whatever their needs.”

The first-phase lots will range from the mid-$80,000s to upper $160,000s. Mark expects most completed homes to be in the upper $400,000s to the upper $600,000s, with at least 1,850 to more than 2,900 square feet.

A total of five models will be constructed for inspiration by C&M Homes, Estes Custom Homes and Roeser Homes, plus one more builder still to be determined. One model by Pyramid Homes is nearly complete. Priced in the mid-$400,000s, the two-story model home features four bedrooms, each with its own bath, and a bonus loft area. Detailed woodwork impresses throughout the model, including tall baseboards, crown molding, built-in bookcases stretching the length of the   hallway and a bedroom window seat.

The open kitchen features an oversized island, granite countertops, abundant storage and close proximity to the hearth room, as well as the more formal living and dining rooms. The open plan and high ceilings combine for a light and spacious feeling. Upstairs, the master bedroom will be appreciated for its sitting room, large walk-in shower, corner garden tub and   his-and-hers walk-in closets.

Buyers may choose from one of the models, which can be customized, or other builders are welcome in WatersEdge with developer approval. “The models have a base price with extensive options available that homeowners may choose from to reflect their unique taste,” Mark says.

Plans must meet design guidelines on all four exterior sides, ensuring visual interest from all angles. Natural materials, such as stucco, brick, natural stone, wood shingles, masonite or wood lap siding, are required for exterior walls to maintain the architectural integrity of the community.

Larry has seen increased traffic and interest in WatersEdge as the neighborhood begins to take shape. “In addition to the water features that differentiate the community, the location is a key attraction for potential buyers,” he adds. Situated at 157th and Mission Road, the previous farmland was acquired from four owners. Homes will be in the Blue Valley school district. The elementary and junior high schools are less than a mile away, and the high school is less than two miles away. Many shops and restaurants are in close proximity.
