As in many older homes, this small, dark kitchen with a tight L-shaped breakfast nook had no storage and a back and side door that entered the kitchen, limiting available work space. The homeowners dreamed of a comfortable and functional kitchen that would accommodate their family of four or a get-together with a group of friends.

Since the home was built in 1920, hidden supports were added and the ceilings were leveled, floors were leveled, an exterior wall was removed, and the back porch was enclosed — all of which added 20 extra square feet to the kitchen. A custom table with booth seating took over the original breakfast nook, and the booths also can be used for additional storage space.
A large island with second sink gave chefs more workspace and made for a great congregation spot. Some other details that make this kitchen functional and aesticially appealing include a floor-to-ceiling pantry cabinet; custom maple cabinets; cherry floors; and polished, leather granite countertops.
The focal point in the room is the stove hood with custom venting system. With the custom tile design behind the stove, it’s a kitchen icon that stands out. As guests enter the back door, they’ll find additional shoe storage and a custom, wall-mounted coat rack before traipsing into the kitchen.

This 18-year-old kitchen is in the center of the house with only an adjacent breakfast nook supplying natural light. It was blocked from the tranquil view in the backyard, and that, along with the poor lighting issue, led the homeowners to remodel.
Originally, the view wasn’t the only thing the kitchen was blocked from. It was also separated from the eastern half of the house — a small cased opening was the only entryway from the breakfast nook to the kitchen.
When planning the remodel, the biggest challenge was removing the structural column hidden in a wall. They wanted to get rid of in order to make room for a hearth room, but another had to be added to carry the weight of the previous column.
The solution was new footing and a column constructed in the basement, which led up through the main floor of the house to support the weight of the roof. The new layout situated the kitchen on the east side of the house, and the sink was installed in the island to keep the main work space facing the view. Granite countertops cover the work surfaces and new cabinetry created more room for storage. With this change, abundant views and natural light are no longer a problem.

This remodeled master suite is now fit for a king (or a local football hero). Before remodeling began, several factors had to first be carefully considered.
Home security was an important factor with the many prized possessions, mostly sports memorabilia, in the home. Those were carefully packed and stored away.
The remodeling process itself was planned to take about seven months to complete, which posed another problem. To protect the home from workers and possible harsh Kansas City weather during seven months and three different seasons, “dust” walls and a temporary staircase were built, and carpeted runners ran throughout the house.
Once all precautions were in place, the remodel began.
On the lower level of the home, a personalized pool bath makes a dramatic statement. The new bathroom was added on from the existing exercise room and is decked out in a metallic gold and browns.
It features a heated tile floor, dry sauna, a walk-in tiled shower with pebble rock flooring, a computerized shower system and a flat screen TV viewable from the sauna and shower. It also has outdoor access to the pool area.

In addition to the pool bathroom, many other rooms took on the task of a remodel, and one worthy of another award is the master suite.
With an out-of-town client and a seven-month remodeling project in the works, numerous phone calls and e-mails for the client’s approval were made to keep the project on track on things running smoothly.

The floor plans consisted of an impressive addition to the master bedroom — a sitting room was added, featuring a fireplace, flat screen TV, bay windows, elegant chandelier and large French doors that lead to a private balcony with warm yellows and browns continuing from the bedroom to the sitting room.
The master closet was expanded and built-ins added, creating a large amount of storage space. A coffee bar with additional cabinet space connects the remodeled closet area with the renovated bathroom.
In the lower level, a game room was added, which includes another fireplace and French doors leading to an outdoor patio.
After careful planning, frequent communication and attention to detail, the functional and aesthetically pleasing result encompasses everything the professional athlete requested.

With a poorly constructed basement, including a lay-in ceiling below hanging ductwork, stained oak wainscoting, limited lighting, an out-of-place kitchen/bar area and a patio that was below a dark wooden deck, the Wellners decided to spruce up their downstairs living area.

They created an open space, leading from one room to the next, with numerous seating options, both inside and out, and entertainment areas for family and friends.
First of all, the basement was gutted, and to make the room seem bigger, the ceiling was raised by rearranging ductwork and installing a sheetrock ceiling up to the joists. The deck was rebuilt with a drainage system and a finished, painted ceiling with down lights, which brightened up the space and created a covered outdoor living area with access to the new pool and patio area.
The new kitchen was placed in a central location to the main living room, both of which rests on one side of the staircase.
The media room, complete with big screen projection and plasma TV, are on the other side of the staircase. The basement also features a new bathroom, computer area, drum set, dance floor, pool table, storage options and workshops.

Since storage was a major concern, the existing two-car garage needed remodeling in this Mission Hills home.
When deciding to remodel the garage, the homeowners were concerned about vehicular accessibility on a constricted lot, along with disrupting the neighbor’s and their property, complying with zoning ordinances and replicating the unique architectural design that the homeowners love about their home.

After weighing all the options, the end result was a detached two-car garage. Even though it took over some of the backyard, it was well worth the trade when the project was complete.
Within the two-car garage, complete with designer doors, is walk-up storage space in an unfinished attic that the homeowners say also exudes a quaint courtyard feel in the backyard.
The storage in the attic provides the functional, useful storage space that was required and needed by the homeowners. The first floor has 570 square feet of space, and the attic contains about half as much square footage.
The rich architectural detail is consistent from the house to the addition of the detached two-car garage, enhancing the outdoor space and still leaving room for a backyard.

From the back patio, this home has quite a view of undeveloped Leawood. The plan was to create an outdoor oasis that would match the surrounding beauty, making it just the place to relax, dine and unwind after a busy day at the office.
The existing covered patio off the breakfast room laid the groundwork for their new and improved outdoor living space. Just steps from the covered patio is an inlaid brick alcove with cast stone benches and a surrounding brick wall that separates the area, creating a cozy dining experience.
A nearby barbecue area comes fully equipped with a stainless steel sink and Viking grill. Reminiscent of the Roman era, a curved colonnade features a serene water fountain and pool that sit outside the family’s great room. An entablature beam is curved around the top of the white fiberglass columns, defining the patio area. From there, it’s a flawless transition from the stone and brick outdoor oasis, which replaced the original concrete flooring, to the freshly landscaped yard and natural Leawood surroundings.

Even though the home is perfect for its empty nesters, they hoped for a new exterior for this older, traditional Mission Hills’ home that would draw attention from passers-by but not overpower the streetscape.
This type of remodel meant that the original vanilla color of the exterior had to go and was replaced by an exterior that created some curb appeal. The new cedar shingles, along with a modest portico and white trim work, creates a warm, inviting welcome for all visitors, which is just what the homeowners ordered.
The exterior remodel also included exposing the original red brick on the chimney and bottom half on the front of the house. The back of the home features a screened-in porch with easy flow from the inside to the outside living area that has a small brick patio and seating for four. An expanded kitchen/breakfast room/hearth area, along with a master suite makeover, makes room for more windows increasing the view of the upgraded outdoor living area.

The homeowners loved their neighborhood and well-maintained Cape-Cod style home, but for them it was too small.
The floor plans called for the original kitchen to be gutted and removal of the old screened-in porch toward the back of the house that lead into the dining room. The original kitchen was narrow, and during the renovation, it was turned into a mud room with slate tile and lots of storage. The addition includes a breakfast nook, surrounded by divided light windows, and a brand new kitchen, creating more luxurious space.
White custom cabinets, subway tile and midnight blue granite countertops provide a fresh, luxurious feel in the new kitchen. A large, double-sided island has a prep sink on one end, a bookcase on the other, and the stove top in the middle. New hardwood floors run from the kitchen into the dining room, and under-counter and pendent lighting supplied by the homeowners increase energy and space in the modernized kitchen. The exterior trim and cedar shingle siding and roofing on the addition were made to match the original house, and an entryway from the kitchen and breakfast nook leads to a covered lanai and outdoor living area.

The one thing this home was missing was a true family room, a place where the homeowners could entertain friends and spend time as a family. The new space evolved to include not only a family room but a music room, mud room and back patio. The family room is located just off the kitchen with easy access to the formal living room. In order to add the family room, the exterior walls were extended into the backyard, and the space for the addition was excavated to allow for higher ceilings in the basement and future home-theatre space with a bathroom.
The family room addition features a built-in wet bar/entertainment buffet with multi-colored diamond tile backsplash, box-beam ceiling and a red abahar slab travertine marble fireplace with a suspended oak mantel. The music room is separated from the family room by stained glass partitions and French doors with transoms. The mudroom created additional storage space and easy access to and from the kitchen. The latest in home electronics surrounds the family room, and increased lighting brightens the room, with recessed lighting showcasing artwork. All new period-matching stucco was applied to the addition’s exterior in order to match the historic Tudor-style of the original home.

This English Craftsman-style farmhouse, more than 100 years old, used to be a farmhouse, hunting lodge and rental property.

After years of wear and tear, it needed a whole house facelift — the entire house had shifted to one side — and a remodel would add new conveniences while maintaining its old farmhouse charm and period-correct style. To make it a livable home again, it was stripped to the studs, pulled back into place, reinforced with numerous steel beams and columns and re-introduced to new plumbing, electrical, heating and cooling systems. Then it was time for the interior’s makeover.
The “new” 6,000-square-foot home includes five bedrooms, mud room, walk-in pantry, butlers pantry, oversized laundry room, and kitchen and family room for entertaining.
The oversized freezer, refrigerator, two dishwashers and bake center are all hidden behind cabinet panels, and a 13-foot honed granite island with prep sink seats six.
The master suite, built in place of a failing flat roof overlooking a 1980s addition, showcases an impressive bathroom with shower, whirlpool bath, two vanities and stylish octagonal floor tiles. The three-car garage has room for five cars and a full basement underneath for storage. Above the garage is a 1,000-square-foot recreation room. The original wood floors and fireplaces were preserved inside the home, while a white wooden wrap-around porch makes for an unbeatable lounge option during the hot summer months.

The unique charm of this Leawood house is what attracted the homeowners, who had grown out of their original home.

Stepping inside, they started making plans that would ultimately create their dream home, while retaining the charm of the original house. The challenges included building an addition off the back of the house, expanding the kitchen and breakfast area with mud room, and making room for a new master bedroom and bath on the second floor.
A special design created a wall of windows for the kitchen, along with custom-designed cabinets that feature three different types of finishes and furniture styles. The large double-sided island includes a decorative bookcase with glass shelves.
The master bedroom evolved into a romantic private getaway with lighting controls, while a mini bar sits comfortably between the bedroom and master closet.
The master bathroom is fully equipped with heated floors, special oval tub, his-and-her vanities and a large all-glass shower. Old world charm radiates through the chandelier and sconces on each side of the arched window. A new laundry room was installed down the hall from the bedroom. The revamped outdoor living area features its own custom-designed fireplace and built-in grill for family barbecues. Exposed rafters on the porch flood the interior with light, and a setting wall surrounding the patio creates a boundary for the relaxing outdoor space.

These homeowners wanted a home that would accommodate not only themselves but their five grown children who also have started families of their own. It had to be a place where they could hold family dinners and holiday gatherings. The 1970s east Kansas City home took on an entire home remodel that touched every room of the house, including the second floor bathrooms and bedrooms.

The original dated and dysfunctional kitchen, which initiated the remodel, was moved into the adjacent toy room and enlarged, in order to have enough room to cook for a large family, and the wall between the two rooms was removed.
An exterior wall was also removed to make room for the new sun room, which features large cottage windows with transom and French doors. A sweeping arched opening from the kitchen leads to the sun room addition and on out to the outdoor living area with fireplace, seating for eight, flat screen TV and wraparound porch.
Faux-marbled columns and archway separate the formal room from the piano room, while the family room features a new fireplace and wood floors. The master bathroom went from wallpaper to tile wainscot with a glass tile band in various blues. The exterior has new Hardie siding, a coat of earthy brown paint and a new front porch.
