The purpose of The Villas at Plaza West was to offer luxury home buyers residences with the architectural essence of historical suburban homes in an urban setting with modern amenities and conveniences.
A tall order? Maybe. But real estate agent Nancy Ward of Prudential KC Realty says developers Drew Hood and Mike Dobbs of Plaza West Development LLC accomplished their goals.
“They wanted it to blend in with the Plaza and feel like it was built in the 1930s, and they succeeded in doing that,” she says.
The Villas at Plaza West are seven, four-story villas located at 46th Street and Roanoke Parkway, just west of the Country Club Plaza. The spacious townhomes are maintenance-free, available in three floor plans and have between 5,200 and 5,800 square feet. Depending upon layout and size, they are priced at approximately $1.4 million and $1.5 million. Homeowners association dues are 10 cents per square foot and include lawn maintenance, trash pickup, snow removal, landscaping, some insurance and any necessary exterior maintenance.
Four units remain on the market. Nancy says in the current housing market, where high-end real estate is often difficult to sell, the fact that these are already moving is a testament to the unique nature of the homes.
She says these villas (meant to be a draw for the type of homeowner from Mission Hills, Sunset Hills, Hallbrook and Briarcliff) provide maintenance-free living on the Plaza minus the modern look found in many of the newer condos being built. The classical European finishes are what make the places stand out.
The distinctive architectural details include intricate plaster moldings, antique carved doors, wide-plank hardwood floors, antique wooden beams, French doors, and granite and marble detailing on the fireplaces and in the kitchens.
Because the goal was to appeal to buyers who want to feel like they are still living in a “home” instead of a condo, each unit comes with a two-car garage and sizeable outdoor spaces — multiple terraces, some with kitchens and fireplaces. The units are also surrounded by trees, ample green space, extensive landscaping and intricate fences.
And to keep pace with other condos in the area, the homes are replete with high-end details like Viking and Sub-Zero commercial stainless steel appliances and have an elevator, wine cellar, wet bar and media room with a raised platform and surround sound. Each unit also has a whole-house sound system.
“The condos have a lot of the amenities of home. It's in between going from a house to maintenance-free living,” Nancy says.
