If you haven’t traveled the K-10 corridor between Overland Park and Lawrence recently, you are in for quite a surprise. Once a quiet, sparsely populated stretch of highway and farm land now is home to major corporations, golf courses and upper-bracket housing developments. Nestled north of the more established Cedar Creek community, The Mansions at Canyon Creek is the newest addition to the master-planned Canyon Creek development just six miles west of I-435.
Developer Perry Reid Properties of Lincoln, Neb., is a regional development and property management company specializing in multi-family and condominium sales. CEO Phil Perry says, “the growth in Olathe and the College Boulevard area was definitely an incentive in choosing a location. We liked the area; it’s a market as complex as Chicago or Detroit.” After extensive surveys of the market, they found that buyers are looking for a “lifestyle of leisure,” according to Phil. So they brought together an experienced and prestigious team, along with Neighbors Construction, to create these elegant, maintenance-provided homes.
The challenge for architects-of-record Rick Jones and Kent Bowers of Nearing Staats Prelogar and Jones was to create a homey atmosphere, where each unit would have the appearance of an individual home with its own garage and private exterior entry. “With spectacular views of water features, green spaces and being adjacent to the Lenexa hiking and biking trails, The Mansions of Canyon Creek provides a tremendous, relaxing place to live, usually reserved for people who can afford much more,” Phil says.
Three models showcase the upscale interiors designed by Lori Schiefen, also of NSPJ. The three-bedroom model features bamboo flooring (an upgrade) and French doors opening to an Italian-inspired covered patio with stone arches. A full-size laundry room is incorporated into the layout, rather than just a closet. “This really is a unique project,” Lori says. “It has all the wonderful comforts of a large home with all of the ease of condo living. The use of upper-scale materials, warm tones and neutral color schemes really allow buyers to provide their own personal touch and style.”
Buyers can choose from three color schemes. Standard features include granite countertops, crown molding in the kitchen and living room, a large cooking/eating island and upscale appliance package. Wood flooring is included in each, as well as porcelain tile in bathrooms for ease of maintenance, and frieze carpet in the bedrooms. Large, luxurious master baths feature a whirlpool soaker tub and heated floors. “A few of the nice touches we incorporated are the 36-inch vanities in the master bath to accommodate a taller population and the cubbies in the shower for toiletries,” Lori adds.
Various one-, two- and three-bedroom plans are available, ranging from 1,050 square feet to nearly 1,950 square feet. Each home offers a gas fireplace with a modern concrete surround, washer and dryer, and security alarm with monitoring for five years. “The level of amenities available is amazing compared to other developments in the same price range,” says sales agent Kelly Monaco with Reece and Nichols.
The grand clubhouse/sales center was professionally decorated in the same flavor by Lori and Roseann Perry of Perry Reid, with stucco walls and a floor-to-ceiling stone fireplace. Leather sofas, a flat-screen TV, full kitchen and bar area invite residents to use the facilities, which overlook the infinity swimming pool, sun deck and heavily landscaped grounds. A state-of-the-art fitness center, sauna, tanning bed and business center are also available to residents.
Landscaping and snow removal are part of the monthly Homes Association fee, which is $120 for a one bedroom, $180 for a two bedroom and $195 for a three-bedroom units. “Some units can be ready for occupancy within 30 days and are priced from the low $180,000s to the low $300,000s,” Kelly says.
“One hundred and fifty units are planned in the initial phase, with an additional 70 to be built in the second phase, as the market demands,” Phil says. For a limited time, the developer is offering a $5,000 incentive to be used as the buyer wishes.
