Green Glades at the Masters graciously combines luxury homes and pastoral living.

There's a new choice of housing in the Northland. For people who love to greet the day gazing out over cool green pastures, yet crave the comfort and convenience of suburban living, the Green Glades at the Masters offers new home buyers suburban amenities in a rural setting. The graciously styled homes at Green Glades — set on one-half-acre home sites — are priced from the high $300,000s up to one million dollars.

Just south of Barry Road, its location ensures that residents of this subdivision will enjoy close proximity to Zona Rosa shopping and dining while also being a mere five-minute drive from I-435, I-29 and Missouri 152 Highway. A large influx of new commercial development is now going in around the area, along Barry Road. The new St. Luke's-Northland hospital is among the neighborhood's newest additions. Another plus: the community's Parkville address means residents are exempt from Kansas City's one percent earnings tax.

Inside Green Glades, more than two miles of paved walking trails wind around three community ponds on the property's 55 acres of common green space, according to Edna Bradley of Prudential Carter-Duffey Real Estate. Bradley and her husband Tom are the agents marketing Green Glades at the Masters for developer Jim Haug. The subdivision is surrounded by farmland, offering residents uninterrupted views of rolling green terrain.

"This sits on one of the highest spots in Platte County," Tom notes.

The ambience is quiet and peaceful, only occasionally disrupted by an airplane making its descent into nearby Kansas City International Airport. Wildlife is abundant on the property. The Bradleys have seen both fox and deer on the grounds.

The first plat for Green Glades has 67 home sites on 97 acres. Buyers are welcome to bring in their choice of custom home builders, though plans and colors are subject to developer approval, Bradley says. All homes are required to have side-entry garages, 40-year composition roofs, and a minimum of $3,000 worth of landscaping.

"It's getting hard to find a nice piece of ground for a custom build job," Tom remarks. "Already a third of the homes in Green Glades are custom built."

Speculative homes also are available, including two that are finished and furnished for use as models. The builders currently working in Green Glades are Premier Custom Homes, Carson Custom Homes, Shuey Homes and Walthall Building. The three specs on the market are a reverse 1 ½-story priced at $418,000 by Premier, a reverse 1 ½-story by Shuey Homes for $424,000, and a 1 ½-story by Premier for $719,000.

The 33 home sites that remain to be sold are priced from $72,900 to $94,900 and most accommodate walk-out lower levels, Edna says. Homeowners Association dues are $300 a year, which covers the cost to maintain the common areas, including an attractive entrance with waterfalls.

Children living in Green Glades at the Masters attend schools in the Park Hill school district. To visit the community, take I-29 to the Barry Road exit, then drive three miles west to N. Childress Avenue, then south one-quarter mile to the entrance on the west side.
