Part 5: Getting the Estimate

There are various approaches to the estimating and bidding. Some remodelers will give a detailed bid, line item by line item, while others will give a “ballpark” figure or what some companies call an “opinion of probable cost.”

You should know and understand what the prices you get are based upon. If your remodeler is estimating from preliminary plans, he will probably use allowances and make assumptions and state what they are. Be aware that the cost of the project will fluctuate if you exceed the allowances or change the scope of work.

If he is bidding from construction documents and final selections have been made, his contract should be accurate and binding. Getting a feasibility estimate before committing to the expense of final construction documents is often recommended, especially on larger projects. Many professional remodelers will (justifiably) charge a fee for creating a detailed bid. This is for the time they invest in the walk-throughs with subcontractors, estimating and working out design modifications.
